CAUTIONARY DEPOSIT: A refundable cautionary deposit of £250 is required at the same time the balance payment falls due, (six weeks prior to your arrival) - please refer to the booking conditions for full details.

Welcome Pack
Homemade apple and cinnamon cake, for first time guests, baked the morning you arrive.
Two pints of semi skimmed milk.
A bottle of white wine.
Fruit bowl with apples and oranges.
Also, at the house you will find - toilet roll (some people bring them!), kitchen roll, cling film, foil, tea towels, salt, pepper, tea, coffee and a selection of oils plus there is a small larder with herbs and spices, honey, flour and other bits and bobs that you are welcome to use.
Pear & Chocolate Cake
You get this on your third visit - oh yes, a different cake for each stay!
Dog Policy
Dogs are welcome for an additional fee of £15. However, under no circumstances are dogs permitted on the beds, sofas or chairs. Dogs must not be left unattended in the house or elsewhere and should be exercised outside the property gardens. If you do not adhere to these conditions, some of the cautionary deposit may be retained.
Parking
There is a small parking bay on the promenade in front of Kiora with room enough for one car. There is also a garage at the back of the property where at least three cars can be parked. The garage parking is at the guests discretion as access to the garage involves a slightly tricky three point turn at the top of a bank. I let the guests decide on arrival if they want to use this option or not. If they decide against the garage there is free parking about ten minutes walk away on Marine Parade.
Restrictions
This is a strictly non-smoking property.
As per our Booking Conditions we ask all guests to be respectful of the neighbours, as although Kiora is fairly isolated we do have some neighbours behind the property. We are aware that you may be celebrating a special event during your stay, but ask again that you are respectful of local residents especially with regard to noise levels. We also ask that you do not set off fireworks apart from New Years Eve and November 5th.
Please also note that we do not accept hen or stag parties.
Maximum Occupancy - 8
The number of people using the holiday property is not to exceed the maximum number stated. This includes entertaining friends who are not on the guest list over to the property during your stay without prior consent from the Owner. We reserve the right to refuse entry to the entire party if the maximum number is not observed and in such a case no refund will be given.
Children under 2 years are not normally counted for this purpose.
